Buying a home is one of the largest financial decisions most people ever make. My role is to represent your interests at every turn: reading the contract for the risk you cannot see, negotiating hard on your behalf, and making sure the home you buy still makes sense five and ten years from now.

How I represent buyers

Unlocking doors is the smallest part of what a buyer's agent does. These are the four places where representation actually changes your outcome.
Protection in the contract
Option periods, earnest money, financing and appraisal contingencies, survey and title deadlines. These are the terms that decide whether you can walk away with your money if something goes wrong. I write them to protect you, then I hold every date so none of them lapse.
Negotiation on your side of the table
Price is one lever. Repairs, closing costs, possession, and timing are four more. I prepare the case before I make the ask, and I keep negotiating after the inspection, when most of the real money is won or lost.
Honest counsel on the home itself
I will tell you when a house is a stretch, when the finish-out is hiding a problem, and when the resale story is weaker than the listing suggests. Talking you out of the wrong home is part of the job.
A read on the numbers behind the deal
Before real estate, I spent 13 years in mortgage banking. I do not originate loans, but I can read a loan estimate, compare quotes side by side, and show you the full monthly cost with taxes, insurance, and HOA before you fall for a floor plan.
To be clear about my role: I am a REALTOR®, not a lender. You choose your lender and they make the credit decision. I make sure you understand what you are signing and that nothing in your financing puts your contract or your earnest money at risk.

An annual home equity review, refinance guidance when rates move, and a trusted advisor on call for as long as you own the home.

A first home should still be a good decision in ten years.
First-time buyers are my favorite clients, because the decisions made here compound. What you buy, what you pay, and how you finance it will shape your net worth long after the boxes are unpacked. I would rather slow a purchase down than watch someone start out on the wrong footing.

How much should I spend, not just qualify for?
Lenders tell you the ceiling. I help you find the number that leaves room for repairs, savings, and life. These are rarely the same figure, and the gap between them is where buyers get into trouble.
What if I am not ready yet?
Then I will tell you so. Sometimes the right advice is to wait six months, pay down a balance, or save a larger reserve. I would rather earn your business later than put you in a house you regret.
What will this home be worth when I sell it?
Location, lot, floor plan, and school boundaries drive resale more than finishes do. We look at the exit before you sign the entrance, because your first home is usually the down payment on your second.
What happens after closing?
You are not a closed file. I stay in touch, review your equity each year, and tell you when refinancing or moving up makes financial sense, and when it does not.
